Buying a home in New Jersey may be easier with help from the New Jersey Housing and Mortgage Finance Agency (NJHMFA). Qualified first-time homebuyers may be eligible for assistance with down payment and eligible closing costs when purchasing a primary residence in New Jersey.
For homes purchased in Camden, Gloucester or Burlington County, the current NJHMFA Down Payment Assistance Program provides $10,000 in assistance. Qualified first-generation homebuyers may receive an additional $7,000, bringing the potential total assistance in these South Jersey counties to $17,000.
Assistance amounts vary by county. Certain other New Jersey counties currently qualify for $15,000 in standard down payment assistance, allowing eligible first-generation buyers in those counties to receive as much as $22,000 total.
NJHMFA down payment assistance is structured as an interest-free, five-year forgivable second loan with no monthly payment. The assistance must be paired with an eligible NJHMFA first mortgage obtained through a participating lender.
A buyer using the program must meet applicable mortgage, income, purchase-price and property requirements. For programs requiring first-time homebuyer status, NJHMFA generally defines a first-time buyer as someone who has not owned a primary residence during the previous three years.
NJHMFA also provides an additional $7,000 in down payment and closing-cost assistance for qualified first-generation homebuyers. This assistance is combined with the NJHMFA Down Payment Assistance Program and an eligible NJHMFA first mortgage.
For an eligible first-generation buyer purchasing in Camden, Gloucester or Burlington County, the current combined assistance can total $17,000.
Eligibility depends on several factors, including household income, purchase price, credit and debt-to-income requirements, first-time or first-generation buyer status when applicable, the property being purchased and the mortgage program being used.
Program amounts, income limits, purchase-price limits and eligibility requirements can change. Buyers should confirm current requirements and available assistance with an NJHMFA participating lender before making financial decisions based on a specific assistance amount.
