1st Time Buyers Program "Smart Start" Program for New Jersey

Saving for a home purchase can be difficult. Accumulating the funds for down payment and closing costs can be a common barrier for potential homeowners.

The NJ Smart Start Program offers zero-interest down payment and/or closing cost assistance for up to 4% of the first mortgage amount, with loan forgiveness for buyers who remain in their home for five years. 

Smart Start is available to participants in NJHMFA's Homeward Bound Program who are purchasing homes in Smart Growth Areas.
